This version of the website is hosted on Railway. The server stores only the security counter needed to limit estimate requests; questionnaire answers and the properties being estimated are not recorded in this database.

The valuation engine queries public address, cadastral and property sales services, then applies the website’s calculation rules.

3. Intellectual property and public data

Biarritz.immo’s own content, including text, graphics and original creations, is protected by applicable intellectual property law. Unauthorised reproduction or use is prohibited unless prior permission has been given or a statutory exception applies. Shutterstock images are used under the publisher’s subscription and the licences associated with the downloaded images. These licences are not transferred to visitors. Third-party trademarks, photographs and content remain the property of their respective owners.

Property transaction data comes from the Demandes de valeurs foncières (DVF) database published by the DGFiP and Cerema, reused under the Licence Ouverte 2.0 (Etalab) and queried in real time through the dvf-api.data.gouv.fr API. Geocoding uses the IGN Géoplateforme service, supplied with public address data. Cadastral boundaries are queried through the IGN API Carto. The population and housing figures cited on the Living in Biarritz page come from INSEE (2023 population census).

4. Nature of the service

Biarritz.immo is an editorial and information website dedicated to the property market. The website does not carry out estate agency, property transaction, negotiation or property management activities, and does not hold funds on behalf of third parties.

The information published is indicative and does not constitute an instruction to sell, a property search mandate or a professional valuation. Estimates produced by the assistant are approximate values calculated using public data; they do not constitute a professional appraisal or valuation opinion and do not replace advice from a professional.

5. Personal data and cookies

Data processing is described on the Privacy and personal data page. Access to an estimate does not require an email address or telephone number. The questionnaire does not create a property file in an application database. The address and property details entered are processed to produce the estimate, provided as a PDF. If you choose to write to us, your contact details and message are used to respond to your enquiry. SAS INTERNET.FR is the controller for the website’s data processing. Hosting and access providers act under the conditions described in the privacy policy.
