Privacy and personal data

You can obtain an estimate without providing an email address or telephone number and without creating an account on the website. Contacting us is optional.

1. Data controller and enquiries

SAS INTERNET.FR, registered with the Bayonne Trade and Companies Register under number 928 248 517, whose registered office is at 1 allée des Jardins d’Arcadie, 64600 Anglet, France, is the controller for data processing carried out for Biarritz.immo. You can contact the company at contact@IA.IMMO or by post at this address.

The questionnaire does not create a prospect database and does not store the properties being estimated in an application database. If you use “Contact us”, Contact or Partnership, the contact details you provide, your message and any attachments are processed by the publisher’s authorised staff and its email provider to respond to your enquiry. The website does not automatically pass your contact details to estate agencies.

These exchanges are retained while your enquiry is being handled, then for 12 months after it is closed to allow follow-up, before deletion. Where a legal obligation or dispute requires it, only the necessary information is retained separately, with restricted access, for the period required by that obligation or needed to defend our rights.

2. Data used, purposes and retention periods

Questionnaire and PDF. The address and details you provide (floor area, rooms, energy rating, floor level, condition, etc.) are sent to our server to select comparable sales and calculate the estimate. Fields marked with an asterisk are needed for the calculation; without these answers, the service cannot produce an estimate. The PDF is created in your browser and opens in a new tab or downloads. The website does not send it by email. The latest result is held in the tab’s session storage to display your estimate and prepare the PDF; it disappears when that session closes. A session preference prevents the newsletter invitation from being shown repeatedly. These data are not recorded in a database of estimated properties. Any PDF you download remains on your device until you delete it.

Addresses and public sales data. Address searches and checks use the IGN Géoplateforme geocoding service. Geographic coordinates are used to identify cadastral areas through the IGN API Carto, then to query DVF sales through dvf-api.data.gouv.fr. Retrieved public sales data may be held in the server’s memory cache. They are reused for six hours; after that, a new request requires them to be fetched again. This is the cache validity period, not a guarantee of deletion at the end of the sixth hour. The cache does not contain your questionnaire answers.

Photos. The website no longer offers property photo uploads or analysis. No photo is sent to an artificial intelligence service through the questionnaire.

Calculation. The website’s engine calculates the price using comparable sales and the details provided. The estimate is indicative and does not make any decision concerning a sale, credit or access to a service for you.

Legal bases for processing. We rely on our legitimate interests in providing the estimation service, responding to your messages and ensuring website security (Article 6(1)(f) of the GDPR). These uses are limited to the information needed for your request. Handling requests to exercise your rights is based on our legal obligations (Article 6(1)(c)).

Request limits. To protect the service, each website limits estimate requests to five in a rolling 24-hour period per internet connection. Required answers and the address are checked before a request is counted: an incomplete form does not use up an attempt. Only a protected fingerprint of the connection and request timestamps are stored in a security counter, without the property address or questionnaire answers. Raw IP addresses are not stored in this counter. Entries are used for only 24 hours and are deleted at the next clean-up, which takes place when a new complete request is received. People sharing an internet connection share the limit. This mechanism requires no additional cookies.

Technical data. The hosting provider and services queried also process connection data, including IP addresses and technical logs, to route requests, maintain security and diagnose incidents. The application’s security counter is separate from these providers’ logs. There is no single verified retention period for all these logs: retention depends on the service, operational and security needs, and the legal obligations described in the policies below.

Subscribing to the twice-yearly newsletter is optional and independent of obtaining an estimate. By choosing “Subscribe”, you consent to receive information about the Biarritz property market. SAS INTERNET.FR records your email address, the selected town, the date and the version of the consent wording. This information is accessible only to the publisher’s authorised staff and is hosted on Railway; it is not passed to partner agencies.

Your email address is retained for a maximum of three years from subscription, or until you unsubscribe. You can withdraw your consent by writing to contact@IA.IMMO and, once newsletters begin to be sent, through the unsubscribe link in each newsletter. No automated mailing is currently scheduled. The mailing provider will be identified here before it is connected. A separate security counter retains a connection fingerprint for one hour to limit automated subscriptions, without storing raw IP addresses; expired entries are deleted when the next request is received.

3. Recipients and international transfers

Railway hosts this version of the website and the security counter. IGN receives address searches and cadastral area requests; the data.gouv.fr DVF API receives requests for sales areas. Our email provider receives the emails you choose to send us. Fonts and the images on Living in Biarritz are served with the website, without loading fonts from Google Fonts.

Railway is a US company and may process data outside the European Economic Area, including in the United States. Its processing and applicable rights are described in its privacy policy. You may ask us for details of the recipients and safeguards applicable to your request.

4. Cookies and audience measurement

The questionnaire code contains neither advertising trackers nor an audience measurement tool. The questionnaire and its security counter do not set any additional cookies.

5. Your rights

Under the conditions set out in the GDPR, you may request access to your data, its rectification, erasure or restriction of processing. You may object, on grounds relating to your particular situation, to processing based on our legitimate interests. The right to data portability applies where its legal conditions are met; where processing relies on your consent, you may withdraw it for the future.

To exercise your rights, write to contact@IA.IMMO or to SAS INTERNET.FR at the address above. Explain your request without initially attaching an identity document. Proportionate verification may be requested if there is doubt about your identity. We respond within the statutory one-month period; if an extension is needed in cases permitted by the GDPR, we will inform you. You may also lodge a complaint with the CNIL.

Requests for assistance. The “I would like to be contacted” form is optional. Your name, WhatsApp number and/or email, selected services and message are stored on Railway so SAS INTERNET.FR can respond. They are not automatically forwarded to agencies. If you provide an email address, it is also registered for the Biarritz.IMMO newsletter, as stated on the form. You can unsubscribe at any time. Requests are kept for a maximum of twelve months. A connection fingerprint limits requests for one hour and is cleared on a subsequent request. You can request deletion at contact@ia.immo.
