The Biarritz property market.

Between 2019 and 2025, the average apartment price in Biarritz rose from around €6,200 to €7,550/m², a 22% increase over six years. After the 2022–2023 peak, the market has settled at a high level: Biarritz remains the most expensive city on the Basque coast.

The gap between neighbourhoods approaches €3,000/m². The Centre-Ville · Les Halles (€8,321/m² for apartments) and the Imperial Quarter · Saint-Charles (€8,251/m²) lead the market, driven by the Grande Plage and the Hôtel du Palais. The Milady (€7,572/m²) and Bibi-Beaurivage (€7,489/m²) offer a balance of village life and beach access, while Parc d'Hiver · Braou (€6,132/m²), quiet and residential by the golf course, and Lac Marion (€5,407/m²), the family area around the lake, remain the most accessible.

Houses trade at around €9,421/m² on average, peaking above €12,500/m² for seafront villas. Their scarcity explains prices well above apartments.
