Between Place Clemenceau, the Les Halles market and the shopping streets running towards the Grande Plage, the centre of Biarritz concentrates everything that makes the city live year-round: the shops, the cafés, the neighbourhood life around the morning market, and an address a few minutes' walk from both the beach and the Port Vieux.

The neighbourhood market, beyond the figures

€8,321/m² on average for apartments: on 2024–2025 sales, City Centre · Les Halles is the most expensive neighbourhood in Biarritz, ahead of the Impérial itself. Demand is fuelled by mid-sized units, one- and two-bedroom apartments, highly sought after as main homes, pieds-à-terre and rental investments alike: the scarcity of central land does the rest.

The +23% rise since 2019 came in steps, with a 2022–2023 peak followed by a stabilisation at a high level. Town houses, a small thirty recent sales at around €9,291/m², are a fiercely contested niche market: rare, often with a patio or terrace rather than a garden, they sell fast. To sell in the centre, the timing is always right; to buy, better know the real value of the street before making an offer.
