Thinking of selling?
Understand your position first.
Actual sales to put your property in context.
Useful comparisons to help you plan.
At your own pace.
Considering selling in a few weeks, or further down the line? Before setting a price and listing your property, let’s look at what has actually sold and what makes your home different.
In this first issue: DVF sales data, choosing comparable properties and presenting your home without renovation work.
What prices
did properties sell for?
Our sample of sales recorded in Biarritz in 2025 and the first half of 2026 gives the following median prices. Half the selected sales fall below the median and half above it.
927 selected sales
151 selected sales
Median prices of selected sales · 2025 and first half of 2026 · Biarritz.

These figures are a starting point. Setting your price then requires a comparison with similar properties: location, floor area, view, floor level, outdoor space and condition. Multiplying your floor area by the city’s median price is not enough.
356 additional sales.
The first half of 2026 adds 318 apartment sales, at a median price of 6 888 €/m², and 38 house sales, at 7 937 €/m².
For 2025, recalculated from the same official release: 7 071 €/m² for 609 apartments and 7 937 €/m² for 113 houses. The figures at the top of this page combine both periods.
These differences relate to different properties and periods of different lengths. They are not an index of market rises or falls. Sales from the second half of 2026 are not yet included.
A useful comparison
resembles your property.
A studio, a family apartment and a house call for different comparisons. Here are the apartments in our sample, grouped by floor area.

Differences between size groups also reflect different properties and locations. This chart does not measure the effect of floor area alone on price.
What makes a comparison relevant.
An address in the same neighbourhood is a first clue. Then consider what the homes have in common: their size, outdoor space and position within the building.
Sales data cannot capture every quality of an interior or a view. Numerical comparisons are therefore more useful when combined with knowledge of the property.
For every price quoted, ask: “Is this an asking price in a listing, an estimate, or the price of a recorded sale?” These three figures tell different stories.
Your property deserves
to be presented well.
Before photographs and viewings, a fresh pair of eyes can help you assess how your home is presented: its sense of space, its layout and the features you want visitors to discover.
Home staging,
through furnishings and layout.
Furniture, lighting and accessories can help present a property at its best for sale. This is the approach we want to offer: adjustments to the space, without renovation work.
Preparation can focus on specific points, depending on the home and your plans. It does not replace the need to set a price that reflects the market.
Review how the property is presented and the photographs you will use. The aim is a faithful, carefully considered picture of what visitors will find in person.
After the viewings,
what have you learnt?
Specific feedback is more useful than simply “it’s not right for us”. If your property is already on the market, here are three points to discuss with the person helping you.
What caught their attention.
Which strengths did visitors mention without prompting?
What held them back.
Do they mention the price, layout, condition, or an expectation the listing had not clarified?
What comes up repeatedly.
A one-off opinion and a recurring comment carry different weight. Gather the feedback before deciding on an adjustment.
These questions help structure the discussion. On their own, they cannot determine a price reduction or predict how long a sale will take.

The charts use the DVF sales from 2025 and the first half of 2026 selected for this newsletter. They do not measure current asking prices, time on the market or negotiated discounts.
